This tract is an exceptional hunting tract located just 200 +- yards off the famed Flint River in one of the best trophy whitetail counties in the Southeastern US. The tract is in an area known for big whitetail bucks, wild turkey and wild hogs. The property is also excellent for duck hunting and fishing, as the property offers canals and ponds. The tract has a very good interior road system with most of the tract being accessed seasonally by either 4 wheel drive or all terrain vehicles.
Other Information:
Approximately 20% of the property is high ground along road frontage, remainder is in swamp which holds high
density of game. Property was cut over in two stages, approximately 11 and 13 years ago and significant
natural regeneration of trees is evident. There are several water features on the property: An old beaver
pond at the southwest corner that holds water year round and draws wood ducks in the fall and winter,
a creek at the southeast corner that has crawfish, a new shallow pond near the center that is suitable for
planning in summer months and flooding naturally in fall, a small fish pond (not yet stocked) and a
springfed swimming hole with dock at the north end, and a large slough at the northeast part of the
property that has hardwoods and which draws significant ducks as well. There are natural springs on the
property and particularly on the adjoining property, which is Miona Springs, which was previously a
state park and is now privately owned. The springs flow mostly in the fall and winter months and are the
primary source of moisture on this tract. However, during summer months the water table lowers and
nearly all of the tract dries out and is navigable with four wheel drive truck or two wheel drive tractor.
Roads were rebuilt and extended several years ago and topped with sand from local supplier; ready for
planting with grass. There are three permanent deer stands that will seat two or three adults each.
There are numerous ladder stands also in key areas. Three cleared food plots are approximately 2.5
acres each. Four smaller food plots are less than ½ acre. In addition to all weather roads, there are over
a mile of trails added into the northeastern part of the property several years ago and which require
summer mowing to maintain.
Trophy Deer – Good chance to kill a Boone and Crockett on this property. Several have been killed
and/or seen in the neighborhood.
